Down Payment Assistance Programs (DPA's) are designed to assist first-time home buyers with the payment and closing costs required by the HUD or Conventional Loan Programs. The State, County, City and Tribal backed Down Payment Assistance programs are typically secured as a junior lien. Some of these DPA's may be "silent" meaning there is no payments required unless the home is sold or equity is taken from the home. Some of the programs are forgiveable after 5-20 years of living in the home. These grants can also be layered. As an example a Navajo buying in Phoenix may use the $10,000 (Navajo) and $10,000 (ADDI) and the $5,000 (HTF) which is total of $ $25,000. These grants are given on first-come first-serve basis and are based on available funding.
All of these types of down payment assistance programs use the FHA, HUD 184, VA, USDA and Conventional loans. Since you must be able to obtain traditional financing in order to use any of these programs you must apply either by calling our office at 480.556.5339 or applying online.

Navajo Grant (Maricopa & Coconino Counties)
Source of grant funds: FY 2006 Native American Housing Assistance and Self-Determination Act of 1996 (NAHASDA) block grant in accordance with the FY 2006 Navajo Nation Indian Housing Plan
- $10,000 grant payment/closing cost assistance
- Deferred loan, zero interest, due on sale, junior lien
- Navajo Client must provide proof of Navajo tribal membership
- Service Area: Maricopa County & Coconino County
- Client's must be a first time homeowner.
- Client's income must be below 80% of the area median income based on family size
- Client must be able to get pre-approved for the a mortgage loan acceptable to use with the grant. Call or apply online today!
Client's Responsibilities:
- To attend an approved (8) hour Homebuyer Education Class. May costs to attend class.
- Client is to contribute a minimum of $1,000 in personal savings which will be applied towards the down payment of the home in combination with the Grant.

| Subordinate Mortgage- Navajo Nation |
- 2nd mortgage is available to Navajos and Non-Navajos purchasing on a border town.
- Payment is principle and interest
- Down payment may still be required depending on the type of 1st mortgage used to purchase the home.

| American Dream Downpayment Initiative (ADDI) |

The American Dream Downpayment Initiative (ADDI) was signed into law on December 16, 2003. The American Dream Downpayment Assistance Act authorizes up to $200 million annually for fiscal years 2004 - 2007. ADDI will provide funds to all fifty states and to local participating jurisdictions that have a population of at least 150,000 or will receive an allocation of at least $50,000 under the ADDI formula.
- $10,000 or 6% whichever is greater.

- Add'l $5000 Assistance towards buyers closing costs which is forgiven at closing.
